Reese Witherspoon Flips Renovated Los Angeles Estate Back Up for Sale

After scarcely two years of ownership, Reese Witherspoon is ready for her next real estate chapter. The Oscar-winning actress/producer/all-around media media titan and her husband Jim Toth have bent and snapped a $25 million price tag onto their beautiful Los Angeles estate, which is located deep in the bucolic wilds of Brentwood’s Mandeville Canyon.

For now, Witherspoon appears to be cautiously testing the proverbial waters, and the house is therefore being a tad camera-shy — the current listing displays only a handful of photographs, though it notes that “additional photos and property website [are] available upon request to qualified buyers.” Translation: Witherspoon will show you hers (house), if you show her yours (bank statements).

But if there isn’t sufficient buyer interest, more photos should soon trickle out to the public. Or maybe Witherspoon will change her mind about selling the place altogether?

After all, the property is perfect for a high-profile celebrity seeking residential privacy and seclusion. Tucked away on a private lane off the main Mandeville Canyon drag, the house sits behind big gates, ancient trees and a long, winding driveway, with the entire place completely invisible to the public. Built in the early ’90s, the country English-inspired estate remains much the same elegant estate it always has been, albeit now with some pricey contemporary updates. For those updates — and two years of skyrocketing property values — Witherspoon is eyeing a hefty return against the nearly $16 million she originally paid.

A quick comparison of current photos to how the place looked back in early 2020 reveals the Witherspoon-Toths gave the home’s exterior a creamy white nip and tuck. Inside, the foyer’s marble floors are all-new, as are the grand staircase’s wrought iron railing and the wooden stairs. The living room is much lighter and brighter than before, thanks to a big splash of white paint and new white oak floors. The kitchen appears completely redone, and there are top-of-the-line new appliances. Once a dark and masculine affair, the library has been given a glitzy blue makeover.

While current photos don’t show any of the seven ensuite bedrooms, the listing assures us that there’s a separate upstairs “owner’s wing” with sumptuous dual bathrooms and dual boutique-style closets. Four additional family bedrooms lie upstairs, plus two suites on the ground floor that are best suited for staff or guests. Speaking of staff, the estate even sports a separate gated service entrance for household employees and vendors.

The two-parcel property spans a total of 3.1 heavily wooded acres, and there remain lush lawns and a full outdoor entertaining center with a large swimming pool, spa, outdoor bar and BBQ. The entire property is controlled by a high-tech Crestron smart home system and Lutron lighting, and naturally there’s also a state-of-the-art security system. Graham Larson at Sotheby’s International Realty holds the listing.

Witherspoon has long owned homes on L.A.’s Westside, usually in the posh neighborhoods of Pacific Palisades and Brentwood; back in 2020, the “Legally Blonde” star took in $17 million for a Palisades Riviera mansion that was sold to an AutoZone heiress. In addition to the up-for-grabs Mandeville Canyon spread, she still owns several properties in her native Nashville, Tenn., including an $8.4 million compound acquired just last year.
